For general enquiries, project information and partnership requests, contact office@mr8.ae or open /contact. ## 7. What does "boutique developer" mean at Mr. Eight Development? For Mr. Eight Development, boutique does not simply mean a smaller building. It means creating a considered collection of residences instead of a standardised mass-market product. Each project is shaped around its location, architectural idea, interior character, amenities and intended lifestyle. This approach allows the team to pay closer attention to materials, shared spaces, resident experience and the details that give an address a recognisable identity. ## 8. What is a Mr. Eight branded residence? A Mr. Eight branded residence is a home shaped by the company's own design and service philosophy from the first concept to the final detail. Architecture, interiors, materials, common areas, amenities and personalised hospitality are considered as parts of one complete living experience. The Mr. Eight name represents a consistent standard of execution, while every individual development retains its own character and responds to its specific location. ## 9. What makes Mr. Eight residences different from mass-market developments? Mr. Eight Development focuses on distinctive addresses with a clearly defined concept rather than repeating one product across multiple locations. The company considers how a building looks, feels and functions throughout the day, from the arrival experience and lobby to the private residences and resident services. The objective is not to add luxury as decoration, but to create a coherent environment in which architecture, comfort, service and identity support one another. ## 10. Are Mr8, Mr. Eight and Mr. Eight Development the same brand? Yes. "Mr8" is the shortened digital form used in the company's website domain and email address, while Mr. Eight Development is the full company name used in official communications. Mr. Eight Branded Residences describes the company's residential collection and its approach to creating branded living environments. All official project and partnership enquiries should be directed through the company's recognised website and the @mr8.ae email domain. ## 11. What does full-cycle development mean at Mr. Eight? Full-cycle development means that Mr. Eight oversees the complete journey of a project, including location assessment, acquisition, concept development, architectural planning, interior direction, marketing, sales, construction and building operations. BJORG CONSTRUCTION L.L.C, an affiliated UAE-registered general contractor, is responsible for delivering Mr. Eight's own buildings through a complete turnkey process. Keeping the idea, concept, design, construction, fit-out and operation within one aligned group structure helps protect the original vision and creates clear responsibility at every stage. The full corporate story is on /about. ## 12. How does Mr. Eight Development approach transparency? Mr. Eight Development views transparency as clear communication supported by written information. Project specifications, commercial terms, payment schedules, responsibilities and relevant milestones should be explained before a commitment is made. Buyers, brokers, contractors and other partners are encouraged to request clarification whenever information is incomplete. The company's goal is to build long-term relationships in which expectations are understood and important decisions are properly documented. ## 13. What values guide Mr. Eight Development? Mr. Eight Development is guided by thoughtful location selection, individual design, attention to detail, responsible execution and respect for long-term relationships. The company believes a residence should have emotional identity as well as practical value, and that quality must be visible in both the finished building and the process behind it. This same standard applies to relationships with buyers, residents, sales partners, designers, suppliers and contractors. ## 14. Which Mr. Eight projects can buyers currently explore in Dubai? The Mr. Eight Dubai collection comprises eight projects, ranging from boutique branded residences to landmark high-rise developments. The portfolio includes Le Château Piétrus, The Wow Tower, Villa del Garda, Villa del Brunello, Villa del Divos, Interstellar Tower, Villa del Gavi and Villa dell'Arte. Each project has its own concept, property mix, design direction, amenities, availability and delivery schedule. Open /projects for the current collection, then request the latest official fact sheet and brochure before making a decision. ## 15. Where are Mr. Eight developments located in Dubai? Mr. Eight Development's Dubai portfolio spans Dubai Islands, Jumeirah Village Triangle and Dubai Land. These locations represent different residential and commercial lifestyles, from waterfront living to established communities and emerging urban destinations. Because each area has its own character, connectivity and development context, buyers should compare the exact location, master plan, property type and intended use of each project rather than evaluating the portfolio as one uniform product. ## 16. How does Mr. Eight select locations for new developments? Every Mr. Eight project begins with the location. The team considers the surrounding environment, access, future potential, intended lifestyle and the architectural possibilities of the site before defining the concept. Location is treated as more than a pin on a map: it influences how residents arrive, what they see, how they use shared spaces and how the property may remain relevant over time. Final purchasing decisions should still be based on each buyer's own priorities and independent assessment. ## 17. Does every Mr. Eight project have a different design concept? Yes. Each Mr. Eight address is intended to have its own identity rather than becoming a variation of the same template. Architecture, interior palettes, landscaping, amenities, common areas and service details are developed in response to the project's location and concept. This allows buyers to choose a residence that reflects their own preferences while still recognising the consistent attention to detail associated with Mr. Eight Development. ## 18. How important is architecture to Mr. Eight Development? Architecture is central to the Mr. Eight development process. The company aims to create buildings with proportion, identity and a meaningful relationship to their surroundings, rather than treating architecture as an external shell. Layouts, facades, light, movement and materials are considered together so that the architectural concept continues from the exterior into the resident experience. Final design and technical specifications are always defined in the official documents for each project. ## 19. How are interiors and materials selected? Mr. Eight Development approaches interiors through both visual character and everyday experience. The company collaborates with globally recognised design brands and specialist Italian manufacturers of kitchens, wardrobes and bespoke interiors. Materials are considered for appearance, tactility, durability and their relationship to the wider architectural concept. As specifications differ between projects and residence types, buyers should rely on the current official brochure, material schedule and sale documentation for exact inclusions. ## 20. Why does Mr. Eight place particular attention on lobbies and common areas? The lobby is the first physical expression of a residence and establishes the tone of the building before a resident reaches their home. Mr. Eight treats common areas as part of the complete design concept, not as leftover circulation space. Proportion, furniture, lighting, materials, scent and service touchpoints may all contribute to the arrival experience. The exact design and features depend on the individual project. ## 21. Are Mr. Eight residences sold furnished? Most Mr. Eight residences are sold semi-furnished: all built-in furniture is included. Fully furnished and serviced delivery applies to Villa del Garda and Le Château Pietrus. Buyers should still review the official unit specification and sale documents for the exact package, upgrades and any optional loose furniture. The sales team can confirm what is included in a selected residence. ## 22. What amenities are available in Mr. Eight developments? Amenities are designed around the concept and intended lifestyle of each address, so the offering is not identical across the portfolio. Depending on the project, residents may have access to wellness, fitness, leisure, social, business or hospitality-focused spaces. The official project page, brochure and fact sheet provide the current amenity list. Buyers should also ask how individual amenities will operate, who can access them and whether any usage conditions apply. ## 23. What does personalised hospitality mean at Mr. Eight residences? Personalised hospitality means designing service around the resident experience rather than applying an impersonal, one-size-fits-all model. The service offering may differ according to the project and can relate to arrival, resident support, shared spaces, lifestyle assistance or the day-to-day operation of the property. Exact services, operating hours, charges and availability must be confirmed in the official documents for the selected development. ## 24. What does Mr. Eight Branded Residences mean for owners and residents? Mr. Eight Branded Residences is not simply a name placed on a building. It is a complete residential standard that connects architecture, interiors, construction, building management and personalised hospitality within one experience. Owners receive a private home designed and operated according to the Mr. Eight philosophy, while residents benefit from discreet daily support, carefully maintained surroundings and services that can adapt to how they live. The objective is to provide the attention and convenience associated with a five-star hotel while preserving the privacy, permanence and individuality of a private residence. ## 25. How is a Mr. Eight branded residence different from a conventional premium apartment? In a conventional development, design, construction, building operations and resident services are often handled as separate layers. Mr. Eight plans them as one connected system. Arrival, security, common areas, housekeeping, mobility, concierge support and private-residence care are considered from the development stage rather than added after completion. For the owner, this creates continuity between the original design promise and the way the property is maintained. For the resident, it means one recognisable standard and one service structure instead of having to coordinate multiple providers independently. ## 26. Which core services support everyday living at Mr. Eight Branded Residences? Depending on the project, the core service package included within the service charge may provide residence bellboy services, doormen and valet services, 24/7 security, clubhouse or residence lounge staff, common-area maintenance and housekeeping, utilities and Wi-Fi for designated common areas, general and administrative support, property insurance for the base building and common areas, and weekly in-residence cleaning including replacement of bed linen, towels and bathrobes. These services protect the quality of the building, support the resident's daily routine and help owners keep their homes consistently cared for. Exact inclusions, frequency and operating hours are defined in the service schedule for each residence. ## 27. How do the residence concierge and a la carte services work? A dedicated Mr. Eight hospitality and management company oversees resident services, while the residence concierge or estate manager acts as the owner's single point of contact. In addition to the core package, residents can request optional a la carte services tailored to their lifestyle. The concierge coordinates the provider, timing and practical arrangements, so the resident does not need to manage each request separately. A la carte services are normally charged in addition to the service charge and billed to the resident's personal account. ## 28. How is Rolls-Royce integrated into the Mr. Eight resident experience? Across Mr. Eight branded residences on Dubai Islands, the Rolls-Royce chauffeur service and access to an Italian Riva motorboat are conceived as one shared lifestyle ecosystem rather than amenities tied to a single building. Rolls-Royce is integrated through a chauffeur-driven transportation service rather than used only as a visual brand reference. Residents may arrange airport transfers, business journeys, city travel and transportation for special occasions through the concierge. This creates a continuous arrival experience: the standard of the residence begins before the owner reaches the lobby and continues after they leave the building. The chauffeur service is offered according to booking rules and availability and is generally provided as an a la carte service charged separately from the standard service charge. ## 29. How are Italian Riva motorboats integrated into waterfront living? The Riva motorboat service is available to residents of all Mr. Eight branded residences on Dubai Islands, not only to residents of Le Château Piétrus. Through the shared Mr. Eight lifestyle ecosystem, residents may pre-book a custom-made 15-metre Riva Dolceriva with a professional captain through the concierge. The yacht is the 51st Dolceriva created and features two cabins, open lounge areas and capacity for up to 10 guests. It is intended for sunset cruises, private coastal escapes and elegant arrivals by water. Access is offered as an a la carte service and remains subject to advance booking, availability, operating conditions and applicable charges. ## 30. What additional lifestyle and home-care services can owners arrange? Depending on the residence, the concierge may arrange personal training, yoga, fitness instruction, massage therapy, nutrition and wellness consultations, shopping from Dubai Waterfront Market, childcare assistance, dry cleaning, laundry and additional in-residence housekeeping. Owners may also request private limousine transportation, chauffeur-driven golf carts on Dubai Islands, in-residence maintenance, specialist repairs, a while-you-are-away care package and 24-hour emergency repair support. These services allow the home to remain supported whether the owner is in residence, travelling or welcoming guests. Availability, providers and charges vary by project and are confirmed when a service is requested. ## 31. How can I check current prices and availability? Prices and availability are specific to each development and may change as residences are reserved or released. To receive accurate information, contact the Mr. Eight sales team through /contact and request the latest availability list for the project that interests you. The team can provide current prices, unit types, floor plans, views, sizes and applicable commercial terms. Buyers should confirm all figures in the official offer and reservation documents. ## 32. What information should I review before choosing a residence? Before selecting a property, review the project location, unit plan, orientation, internal and external area, specifications, furnishing status, amenities, estimated completion, payment schedule, service charges when available and contractual terms. It is also helpful to understand how the residence will be used, whether as a primary home, second home or investment. Mr. Eight can provide project materials, but buyers should also obtain independent legal, financial and tax advice where appropriate. ## 33. How do I reserve a Mr. Eight property? Once a buyer has selected an available residence, the Mr. Eight sales team explains the reservation procedure, required identification documents, initial payment and the next contractual steps. A property should only be considered reserved when the required documents have been completed and the relevant payment has been received and confirmed in accordance with the official terms. The exact process may differ depending on the project and purchaser profile. ## 34. Does Mr. Eight Development offer investment plans? Yes. Mr. Eight offers project-specific investment plans designed to create a clear balance between payments made during construction and the amount due at handover. On selected Dubai Islands projects, a 35/65 structure may be available: 35% of the purchase price is paid during construction and the remaining 65% is due at handover. The exact instalments, dates, eligibility and commercial terms are defined separately for each development and unit. Buyers should request the current investment plan and rely on the schedule stated in their signed documents. A summary is also on /buyers. ## 35. Can an investment plan be customised? Any request for an alternative payment structure is considered individually and remains subject to approval, project policy and the selected property. A discussion with a sales advisor does not change the official payment schedule unless the revised terms are accepted and documented in writing by the authorised parties. Buyers should avoid relying on verbal assumptions and should confirm every approved variation in the final reservation or sale documentation. ## 36. How are payment dates and instalments communicated? The applicable payment schedule is provided as part of the commercial and contractual documentation for the property. It should identify the amount or percentage due at each stage and the relevant deadlines or milestones. Mr. Eight aims to communicate payment obligations clearly, but buyers remain responsible for reviewing their documents, maintaining current contact details and arranging payments on time. Questions about an upcoming instalment should be addressed to the authorised finance or sales contact. ## 37. Can international buyers purchase a Mr. Eight residence? Mr. Eight welcomes enquiries from UAE residents and international buyers. Eligibility, documentation and transaction procedures depend on the selected property, the purchaser's legal status and the regulations applicable at the time of purchase. International buyers can request a remote presentation and receive official project materials before travelling to Dubai. Independent legal, tax, currency and financing advice may be appropriate, particularly when funds or ownership structures involve more than one jurisdiction. ## 38. Can I purchase a property remotely? Many stages of the enquiry and selection process can be handled remotely, including consultations, project presentations and the exchange of documents. The exact signing, identification and payment requirements depend on the transaction and applicable procedures. The Mr. Eight sales team can explain the available process for an overseas buyer, but purchasers should independently verify documents, authorised payment instructions and any power-of-attorney arrangements before proceeding. ## 39. Can I arrange a private project presentation or viewing? Yes. Buyers, representatives and registered sales partners can request a private presentation with the Mr. Eight sales team. Depending on the development stage, the presentation may take place at the Mr. Eight Sales Center, at an available project or show unit, or online. A private appointment allows the team to focus on the buyer's preferred location, budget, unit type, intended use and timeline rather than providing only a general portfolio overview. ## 40. Where can I find floor plans, brochures and project fact sheets? Official brochures, fact sheets and selected floor plans are available through Mr. Eight project pages, /media and the sales team. Because projects develop over time, buyers and brokers should use the latest dated version of every document. If different versions appear online, request confirmation from an authorised Mr. Eight representative. Contractual documents and approved specifications take precedence over general marketing materials where there is any difference. ## 41. How can buyers follow construction progress and completion information? Buyers can follow construction on /construction and through the official Mr. Eight Development YouTube channel. Its Streams and Live section provides real-time access to selected active construction sites, allowing purchasers and interested viewers to observe progress directly rather than relying only on occasional edited updates. Mr. Eight was among the first developers in Dubai to introduce this level of live construction visibility and maintains one of the UAE's most active developer-led video platforms, with project films, site updates, interviews and industry conversations. Stream availability varies by project, and contractual documents remain the authoritative source for completion obligations and dates. ## 42. Does Mr. Eight guarantee rental returns or capital appreciation? Property performance depends on many factors, including location, market conditions, purchase price, holding period, operating costs, demand and the individual residence. Unless a specific return is expressly included in signed contractual documentation, marketing information should not be understood as a guarantee of rental income or capital appreciation. Mr. Eight can provide project facts, while buyers should make their own assessment and obtain independent financial advice before purchasing for investment purposes. ## 43. What is the 35/65 investment plan available on selected Dubai Islands projects? Under the 35/65 structure available on selected Mr. Eight projects on Dubai Islands, the purchaser pays 35% of the property price during the construction period and the remaining 65% at handover. This creates a comparatively light construction-stage payment profile while keeping the larger balance until the residence is ready for delivery. Availability, instalment dates, reservation payments and qualifying units are project-specific. The payment schedule contained in the reservation documents and sale and purchase agreement always takes precedence over general website information. ## 44. How does the 35/65 Investment Plan work, and how does the escrow structure protect buyers? For the illustrated 35/65 Investment Plan, the purchaser pays 20% on booking, 5% within six months of the booking date, 5% when construction reaches 20%, 5% when construction reaches 75%, and the remaining 65% at handover. The 4% Dubai Land Department registration fee and any applicable administration charge are separate from the property price. All purchase-price instalments are deposited into a dedicated escrow account opened in the name of the individual real estate project with an approved escrow trustee. The account is separate from the developer's general operating accounts and may be used only for permitted costs connected with that project. Funds may be released during construction for authorised project expenses after the required verification. The legally accurate description is therefore controlled use of project funds, rather than no access to any funds until handover. The instalments due at 20% and 75% construction completion are linked to verified progress. Buyers may also follow the officially recorded completion percentage through Dubai Land Department services and the Dubai REST application. Snagging is an additional buyer-protection step, distinct from the government completion certificate. Dubai law also requires 5% of the escrow account value to be retained after the completion certificate and released one year after the units are registered in purchasers' names. These escrow protections form part of Dubai's mandatory framework for off-plan development. The distinctive commercial feature of this offer is the 35/65 payment profile. No property investment is entirely without risk. ## 45. How does a 35/65 investment plan help buyers manage their capital? The structure limits the portion of the purchase price paid during construction to 35%, allowing the purchaser to retain a larger share of capital until handover. This may provide greater liquidity and more time to plan the settlement of the final balance. It should not, however, be described as eliminating financial, market, construction or mortgage risk. The buyer remains responsible for paying the full 65% handover balance by the contractual deadline, whether from personal funds or approved third-party financing. ## 46. Can the 65% handover balance be financed by a bank? Eligible purchasers may apply for a UAE mortgage or home-finance facility to settle part of the balance due at handover. Approval is not automatic and depends on the lender's policies, the buyer's income, residency status, age, credit profile and existing liabilities, as well as the completed property's valuation, registration status and eligibility for finance. The available loan-to-value ratio may also depend on whether the purchase is a first or subsequent property and whether the applicant is a UAE national, resident expatriate or non-resident. ## 47. How can a buyer arrange bank financing for the handover payment? Buyers should begin with an early affordability review rather than waiting until the handover notice is issued. Mr. Eight can introduce purchasers to its official mortgage and banking partners, who can explain eligibility and request the relevant documents. A lender will normally assess identity and residency documents, income or business records, recent bank statements, current liabilities, the sale and purchase agreement and the property's registration documents. Near handover, the bank may require an updated credit assessment, completed-property valuation, insurance and final approval before releasing funds. Buyers remain free to approach another regulated bank or independent mortgage adviser. An introduction by Mr. Eight is not financial advice, does not make Mr. Eight the lender and does not guarantee approval, rate, valuation or disbursement timing. ## 48. Is a mortgage interest rate of around 4% per year available in the UAE? Rates around 4% per year can be used only as an indicative reference for certain introductory or fixed-period UAE mortgage offers. They should not be presented as a guaranteed market average. The final rate is set by the lender and may be fixed for an initial period, fully variable or linked to EIBOR plus a bank margin. It can change according to the applicant, property, loan-to-value ratio, term and market conditions. Buyers should compare the annual percentage rate or equivalent total cost, arrangement and valuation fees, insurance and later variable-rate terms, and should obtain the lender's current Key Facts Statement and formal offer before making a commitment. ## 49. Can a Mr. Eight property purchase support an application for the UAE Golden Visa? A qualifying property purchase may support an application for Dubai's renewable 10-year Golden Residence for real estate investors. Under the official Dubai requirements reviewed in September 2026, the investor must own one or more properties with a qualifying purchase value of at least AED 2 million. Eligibility is determined exclusively by the competent UAE authorities and depends on the ownership structure, property documentation and rules in force when the application is submitted. Purchasing a Mr. Eight residence does not by itself guarantee a visa. Confirm current requirements with Dubai Land Department and GDRFA Dubai. ## 50. What is the minimum property value for a Dubai real estate investor Golden Visa? The current minimum qualifying property value is AED 2 million. If more than one qualifying property is used, the authority may consider their combined value in accordance with the current procedure. Where property is jointly owned, the applicant's qualifying share must meet the applicable threshold. Buyers should confirm how the value is recorded in the Dubai Land Department property status statement or other accepted ownership document before treating the purchase as eligible. ## 51. Can a mortgaged or investment-plan property qualify for the Golden Visa? Dubai Land Department guidance allows a mortgaged property to be considered, subject to supporting documentation from the bank showing the amount paid and the outstanding balance. The authority may also require evidence that the relevant qualifying amount has been paid. For an off-plan or investment-plan property, eligibility depends on the project's registration status, the documents available at that stage and the authority's assessment at the time of application. Buyers should obtain case-specific confirmation before relying on a future visa outcome. ## 52. What percentage of a 35/65 investment plan must be paid before applying for the Golden Visa? The official Dubai rules do not publish a universal qualifying percentage of a developer investment plan. Paying 35% does not automatically make every purchaser eligible. The key test is whether the buyer can demonstrate the required qualifying property value and provide the ownership, payment and, where relevant, bank documentation accepted by the authority. Current Dubai Land Department guidance for mortgaged property states that a bank letter showing an AED 2 million paid amount may be required. A buyer whose 35% payment is below AED 2 million should therefore not assume that the investment-plan percentage alone satisfies the threshold. Even where the paid amount reaches AED 2 million, final eligibility remains an authority decision. ## 53. What does the Mr. Eight Golden Visa support package include? For buyers who may qualify, the Mr. Eight team can provide the relevant property documents available to the developer, explain the transaction and payment records connected with the purchase and introduce the buyer to an authorised immigration or property-services specialist. The official application may require a passport copy, recent photograph, title deed or electronic ownership certificate, UAE identity or residence documents where applicable and a bank no-objection letter for mortgaged property. Mr. Eight does not issue visas and cannot guarantee approval, processing time or continued eligibility. Applicants should verify the latest requirements directly with Dubai Land Department and GDRFA Dubai before applying. ## 54. Does Mr. Eight Development work with real estate brokers and agencies? Yes. Mr. Eight Development works with registered real estate brokerages in Dubai and welcomes qualified agencies from other markets. Every company must complete the broker registration process and receive approval before representing Mr. Eight projects, registering clients or becoming eligible for commission. Start on /partners. ## 55. Who can apply to become a Mr. Eight sales partner? Licensed real estate brokerages registered in Dubai may apply, as may established agencies operating outside Dubai. International companies are welcome, subject to their local licensing requirements and the submission of equivalent corporate, tax, signatory and banking documents. ## 56. How do I become a sales partner of Mr. Eight Development? To begin, complete the Mr. Eight Broker Registration Form, have it duly signed and stamped, and email it with the required supporting documents to office@mr8.ae. The Mr. Eight team will review the application and confirm registration or request any missing information. The process is summarised on /partners. ## 57. What documents are required for a sales partner application? For a brokerage registered in Dubai, submit a completed Broker Registration Form, duly signed and stamped; a valid Trade Licence; a valid RERA Certificate / ORN; a VAT Certificate or Non-VAT Declaration; passport, Emirates ID, visa and broker card of the authorised signatory, together with a Power of Attorney where applicable; and the latest Bank Confirmation / IBAN Letter issued directly by the bank and dated within the last six months. ## 58. Can a brokerage registered outside Dubai become a Mr. Eight sales partner? Yes. Agencies registered outside Dubai are welcome to apply. They should submit the signed and stamped Broker Registration Form with equivalent valid documents from their jurisdiction, including company registration, brokerage authorisation where applicable, tax status, authorised-signatory identification and a recent bank-issued confirmation or IBAN letter. The Mr. Eight team will confirm any country-specific substitutions required. ## 59. What should be included in the sales partner application email? Use the subject line "Sales Partner Application - [Company Name]" and include the primary contact's name, position, telephone number, company jurisdiction and website. Attach the completed form and all required documents in clear, current copies. ## 60. What happens after a sales partner application is submitted? The Mr. Eight team checks the form and supporting documents. Once the application is complete and approved, the company receives confirmation of registration and the next onboarding steps. Submission alone does not create a partnership or commission entitlement. ## 61. What support does Mr. Eight provide to approved sales partners? Approved sales partners can receive current project presentations, brochures, fact sheets, floor plans, availability information and direct support from the Mr. Eight sales team. Project briefings, sales meetings and private client presentations may also be arranged when appropriate. The purpose of this support is to help partners communicate the product accurately, answer client questions responsibly and use the latest approved information throughout the sales process. ## 62. Can sales partners use Mr. Eight logos, renders and marketing materials? Registered partners may use materials supplied or approved by Mr. Eight in accordance with the applicable brand, project and partnership guidelines. Logos, renders, floor plans, prices and project descriptions should not be altered in a way that changes their meaning or creates an unauthorised promise. Partners should verify that assets are current before publishing them and request written approval where a campaign, translation, co-branded execution or media placement requires it. ## 63. How does client registration work for sales partners? Client registration requirements and validity periods are defined by the applicable partner procedure and may vary by project. A partner should submit accurate client information through the authorised channel before arranging sales activity and should obtain the client's consent to share personal information. Registration is not confirmed until acknowledged by Mr. Eight. Any question concerning an existing lead, duplicate registration or eligibility should be resolved in writing before a transaction proceeds. ## 64. How are sales partner commissions determined? Commission rates, eligibility conditions, payment triggers and required supporting documents are project-specific and are communicated to registered partners through the authorised commercial terms or partner agreement. A commission should never be assumed solely from a conversation, presentation or marketing message. Partners should review the written terms for the selected project and ensure that client registration, transaction status, invoicing and compliance requirements have been completed correctly. ## 65. Who is the general contractor for Mr. Eight Development projects? Every Mr. Eight Development project is delivered by BJORG CONSTRUCTION L.L.C, a UAE-registered general contractor affiliated with the Mr. Eight group and dedicated to its developments. The company combines European engineering expertise with leading professionals from the UAE market, including specialists with up to 20 years of local construction experience. Its current Dubai track record includes Villa del Divos, The Wow Tower, Villa del Gavi, Le Château Piétrus, Villa del Garda, Villa del Brunello, Villa dell'Arte and Interstellar Tower. ## 66. What does BJORG Construction's G+ Unlimited contractor classification mean? BJORG CONSTRUCTION L.L.C holds a Dubai Municipality G+ Unlimited contractor classification, the highest classification available to a contracting company. It permits BJORG Construction to construct buildings of any height, scale and complexity. For Mr. Eight Development, this classification supports a consistent delivery model across projects ranging from ultra-boutique waterfront residences to high-rise residential and mixed-use developments, without separating the developer's design ambitions from the contractor's technical capability. ## 67. How does BJORG Construction deliver full-cycle turnkey construction? BJORG Construction operates as a full-cycle turnkey contractor whose responsibility continues beyond structural and concrete works. Its in-house teams deliver MEP integration, flooring, joinery, painting, complete interior fit-out and finishing, as well as bespoke manufacturing of hand-built kitchens, wardrobes and custom cabinetry produced to consistent European specifications. Safety remains the highest priority: construction activities follow UAE regulations, Dubai Municipality requirements and applicable international engineering and safety standards, using certified materials and strict on-site supervision. This integrated approach allows Mr. Eight Development to maintain one consistent standard from the first pour of concrete to the final coat of paint and the last handle on the final cabinet door. ## 68. Is Mr. Eight Development an official partner of Dubai Basketball? Yes. Mr. Eight Development is an official partner of Dubai Basketball under a three-year agreement covering the 2026/27, 2027/28 and 2028/29 seasons. The partnership reflects Mr. Eight's commitment to Dubai and to supporting a home-grown UAE sports organisation with international ambition. It extends beyond a conventional sponsorship placement: the Mr. Eight brand will be represented on the team's EuroLeague and ABA League game jerseys, at Coca-Cola Arena and through selected activities with the club. Founded in 2023, Dubai Basketball has become one of the fastest-growing clubs in European basketball. The team reached the ABA League semi-finals in its first season in the competition and became the 2025/26 ABA League champion in only its second, securing the first major international league title won by a club representing Dubai and the UAE. In its debut 2025/26 EuroLeague season, Dubai Basketball finished 11th with a 17-17 record, narrowly missing the Top 10 Play-In positions. For 2026/27, the club will be led by EuroLeague-winning head coach Xavi Pascual. Dubai Basketball will also represent the UAE at the inaugural EuroLeague SuperCup in Abu Dhabi. Its EuroLeague home season at Coca-Cola Arena begins against Real Madrid on 24 September, followed by FC Barcelona on 29 September.
