01About these Terms

These Terms and Conditions ("Terms") govern your access to and use of www.mr8.ae and any official Mr. Eight Development project website that links to these Terms (together, the "Website"). The Website is operated by MR EIGHT REAL ESTATE DEVELOPMENT L.L.C, Dubai, United Arab Emirates ("Mr. Eight Development", "Mr. Eight", "we", "us" or "our").

By accessing or using the Website, you acknowledge that you have read and agree to these Terms. If you do not agree, please do not use the Website.

02Website purpose

The Website presents general information about Mr. Eight Development, its projects, residences, services, news, partnerships and professional opportunities. It also allows users to request information, contact the sales team, register interest, arrange meetings and apply for sales-partner registration.

Website content is provided for general information and marketing purposes. It is not a substitute for the official documents relating to a specific property, transaction, service or partnership.

03No offer or binding commitment

Nothing on the Website constitutes a legally binding offer, reservation, promise to sell, investment recommendation, financial advice, legal advice or guarantee. A property is not reserved or sold through Website content or the submission of an enquiry alone.

Any property transaction is subject to availability, customer verification, payment of the required amounts and execution of the applicable reservation form, sale and purchase agreement and other official documents. Those signed documents take precedence over Website content.

04Project information

Project names, locations, prices, availability, areas, layouts, views, specifications, materials, furniture, amenities, branded services, investment plans, estimated completion dates and operating arrangements may change where permitted by law and the applicable contractual documents.

Plans, maps, photographs, videos, virtual tours, renders, models and illustrations may be indicative or artistic representations. Dimensions and areas may be approximate. Furniture, decorative objects, landscaping, views and surrounding developments shown in visual materials may not form part of the property being offered.

Users must review the current project fact sheet, floor plan, specifications, service information and contractual documents before making a decision.

05Prices, fees and availability

Prices and availability may change without prior notice until confirmed in official transaction documents. Unless expressly stated otherwise, a listed property price does not include Dubai Land Department fees, administrative charges, mortgage costs, service charges, utility deposits, insurance, taxes or other transaction expenses.

The Website may refer to selected investment plans. Eligibility, instalment triggers and due dates are project-specific and are governed by the signed documents. Website descriptions do not extend or modify a contractual payment deadline.

06Financing, investment and residency information

Information concerning mortgages, bank financing, estimated interest rates, rental demand, potential capital appreciation, investment plans, escrow accounts, Golden Visa eligibility or other residency routes is general information only.

Financing is subject to lender assessment, valuation and approval. Visa and residency decisions are made exclusively by the competent UAE authorities. Mr. Eight Development does not guarantee financing, investment returns, property values, rental income, immigration status, processing time or continued eligibility.

Users should obtain independent legal, financial, tax, mortgage and immigration advice appropriate to their circumstances.

07Enquiries and communications

When submitting an enquiry, you must provide information that is accurate, current and complete. You authorise us to respond using the contact details and communication channels you provide, subject to your privacy and marketing choices.

We may decline, suspend or close an enquiry where information is incomplete, misleading, unlawful or abusive. Submission of a form does not require us to enter into a transaction or partnership.

08Sales partners and brokers

Only a broker or agency registered and approved through the applicable Mr. Eight process may represent itself as an authorised Mr. Eight sales partner. Approval, client registration, marketing permissions and commission entitlement are governed by separate written procedures or agreements.

No broker, agent or third party may make a representation, warranty, price commitment or contractual promise on behalf of Mr. Eight unless expressly authorised in writing.

09Intellectual property

The Website and its content, including the Mr. Eight name, logos, project names, text, designs, architecture, images, renders, videos, graphics, layouts, documents and software, are owned by or licensed to Mr. Eight Development and are protected by applicable intellectual-property laws.

You may view and download publicly available materials for personal, non-commercial evaluation of Mr. Eight projects. You may not copy, reproduce, modify, publish, distribute, sell, scrape, frame, remove notices from or commercially exploit Website content without prior written permission.

Approved sales partners may use only current materials supplied or approved by Mr. Eight and only in accordance with the applicable brand and partnership terms.

10Acceptable use

You must not:

  • use the Website for an unlawful, fraudulent, misleading or abusive purpose;
  • attempt to gain unauthorised access to the Website, its systems, accounts or data;
  • introduce malware, harmful code or automated traffic that interferes with operation;
  • scrape, harvest or extract data except where permitted by law and written authorisation;
  • impersonate another person or misrepresent an affiliation with Mr. Eight;
  • infringe intellectual-property, privacy or other legal rights; or
  • use Website content to create an unauthorised or misleading property advertisement.

We may restrict or block access where reasonably necessary to protect the Website, users or our rights.

Nothing in these Terms excludes or limits liability where exclusion or limitation is prohibited by law, including liability for fraud or wilful misconduct. Rights and liabilities arising under a signed property, service or partnership agreement are governed by that agreement and applicable law.

15Privacy and cookies

Our collection and use of personal data are described in the Privacy Policy. Our use of cookies and similar technologies is described in the Cookie Policy. Both policies form part of the Website information framework and should be read with these Terms.

16Changes to the Website and these Terms

We may update the Website and these Terms to reflect changes in our services, technology or legal requirements. The revised Terms will be published with a new "Last updated" date. Continued use after publication means that the revised Terms apply to subsequent Website use, subject to mandatory legal rights.

17Governing law and jurisdiction

These Terms and any non-contractual dispute arising from use of the Website are governed by the laws in force in the Emirate of Dubai and the applicable federal laws of the United Arab Emirates.

The courts of Dubai will have jurisdiction, unless mandatory law requires another forum. Any signed agreement relating to a property, service or partnership may contain its own governing-law and dispute-resolution provisions, which will take precedence for that agreement.
