Where off-plan payments are made into a project escrow account, the account is operated under the applicable Dubai regulatory framework and escrow arrangements. Website references to escrow protection do not remove contractual, market, construction, financing or other investment risks.

05Construction information and live streams

Construction percentages, photographs, reports, videos and live streams are provided for transparency and general progress information. A camera view may be interrupted, delayed, incomplete or unavailable because of technical, operational, security, privacy or site-safety requirements.

Only a completion percentage or technical status officially confirmed through the applicable regulatory or contractual procedure should be relied upon for a payment milestone or legal purpose. Website or YouTube content does not constitute a completion certificate, engineering certification or handover notice.

06Snagging and handover

A purchaser may appoint an independent snagging specialist to inspect a residence and record finishing items for review. Snagging is separate from the government completion certificate, the developer's contractual handover procedure and the technical verification used for escrow administration. It does not automatically postpone payment or handover obligations unless the applicable agreement expressly provides otherwise.

07Financing and mortgage information

Any reference to bank financing, mortgage availability, loan-to-value ratios or interest rates is indicative only. Lending decisions, valuations, terms, rates, fees and disbursement timing are controlled by the relevant regulated lender and depend on the applicant and the property.

An introduction to a bank, mortgage provider or adviser does not make Mr. Eight the lender and does not guarantee approval or funding by the contractual deadline.

08Golden Visa and residency information

Golden Visa and other residency information may change and is subject to the rules, documents and decisions of the competent UAE authorities. A property purchase does not by itself guarantee eligibility or approval. Buyers should confirm the current requirements with the relevant authority or an authorised adviser before relying on a potential residency outcome.

09Branded services and third-party names

References to Rolls-Royce vehicles, Riva motorboats, design brands, manufacturers, hospitality providers or other third-party names describe the relevant project concept, product, collaboration or resident service as applicable. Availability may depend on the project, booking, operating schedule, service conditions and additional charges.

Use of a third-party name or trade mark does not imply a corporate relationship, ownership, endorsement or guarantee beyond the specific arrangement expressly confirmed in official project materials. Third-party products and services remain subject to their provider's terms and availability.
